Many real estate professionals are using social media to market themselves and their businesses. Since more than 93% of adults who are active online have a Facebook profile, it’s a no-brainer for business owners to maintain their own Facebook profiles to market to these individuals.
However, social media shouldn’t replace making calls, writing notes and doing Pop-Bys. You’re not enhancing your relationships by going to someone’s Facebook page and looking at the photos they’ve recently posted. Below are three ways to use social media effectively.
Connect with your database
Social media allows you to connect on a deeper level with your database and gives you the opportunity to learn more about them, their families and their interests. You can engage in conversation with them by posting a message on their pages or responding to something they posted. If a client refers someone to you, you can thank them for doing so with a quick post.
Social Media Tip: Take photos of your clients when they have closed a deal and post them to your Facebook page. Be sure to “tag” them and write a congratulatory message in your post.
Your posts should offer valuable information to your clients. Some ideas include:
• Relevant statistics pertaining to real estate, mortgages, etc.
• Interesting articles that you find
• Insight on the real estate market, especially your local market
• Links to websites that are helpful
• Inspirational quotes
Social Media Tip: Vary your content and limit posts to 2 or 3 times each day. Constant posting is not only annoying to your contacts, but it also gives the impression that you’re not working.
Engage others online
The News Feed feature on Facebook makes it easy for the friends of your clients to “overhear” your conversations with them as well as view photos or videos that you’ve posted. All you have to do is tag your client and it shows up in their News Feed. When their friends comment on the post, take advantage of the opportunity to converse with and respond to the comment. This allows you to convert these new online relationships to real world ones to add to your database.
